Asbestos testing and surveys

Before anyone cuts, sands or pulls up a material, an MDH-certified inspector takes samples and an accredited lab reads them. Under Minnesota law, anything with more than 1 percent asbestos counts as asbestos-containing material. The report shows which materials need licensed removal and which can go to your other trades.

Boiler, furnace and pipe insulation removal

MDH names boiler, furnace, duct and pipe insulation among the home products that can contain asbestos, along with the old round furnace it calls the octopus furnace. We take the wrap off wet, seal it in bags and leave bare metal for your heating contractor.

Vermiculite attic insulation removal

Vermiculite is a loose, pebble-like attic fill in light brown, gray or gold. MDH’s advice is to leave it undisturbed and to hire a licensed contractor when it has to come out. We remove it before air sealing, rewiring or new insulation goes in.

Floor tile and mastic removal

Floor tile and the black adhesive beneath it are both on MDH’s list. Since July 1, 2021, flooring in houses and buildings of up to four units no longer has an exemption from Minnesota’s asbestos work rules. We sample tile and mastic separately and lift whatever tests positive.

Popcorn ceiling removal

Popcorn texture is one of the ceiling finishes MDH warns may hold asbestos. When yours tests positive, we close the room in plastic, keep the texture damp and scrape it straight into bags. The ceiling is left ready for a skim coat or new drywall.

Remodel and demolition abatement

Plaster, joint compound, window glazing, siding and roofing can all need sampling before a remodel or teardown. Minnesota requires asbestos to be removed before any building, homes included, is renovated or demolished. We clear the work area first, so the remodeler or wrecking crew starts on clean material.

Asbestos testing and removal costs

More than 7 in every 10 Minneapolis homes were built before 1980, making asbestos a common issue in our community. Our price ranges cover hired labor, materials, containment, lab fees and disposal for typical jobs in Minneapolis, Columbia Heights and St. Anthony. Expect the low figure for a small job with easy access, and the top for bigger areas, occupied buildings, second stories or extra air tests.

Our process

01

Inspection and quote

An MDH-certified inspector samples the materials in your work area, or the whole building before a teardown. We visit to see the space, read the lab report with you and price the job from it.

02

Notice and setup

For regulated work, the licensed contractor has to notify MDH at least five calendar days before removal starts. On the first day we seal the area in plastic, run a HEPA negative air machine and set up a decontamination unit at the entrance.

03

Removal, air tests and disposal

Material stays wet as it comes off and goes into leak-tight, labeled containers. Air samples are taken before the plastic comes down. A waste manifest travels with the load to a landfill that accepts asbestos.

Older homes in Minneapolis

Minneapolis has an old housing stock. Over 4 in every 10 homes went up in 1939 or before, and the median year built is 1951. In a house from those years you may find plaster walls, wrapped boiler pipes or an octopus furnace downstairs, and vermiculite up in the attic. Age points us to the materials worth sampling. What a material actually contains, though, only the lab can say.

The city also has a large share of apartments and rentals. About 44 percent of homes are in buildings with five or more units, and just over half of occupied homes are rented. In occupied buildings we agree on access, quiet hours and the route for sealed waste with the owner or manager before work starts.

Minneapolis wrecking permits and Hennepin County rules

Minneapolis calls its demolition permit a wrecking permit, and you need one before a building comes down. When a homeowner pulls that permit, the city asks for a contract with a licensed abatement contractor, or a survey showing the house needs no asbestos removal.

Hennepin County runs its own inspections of homes and commercial properties before demolition. Its inspectors ask to see the asbestos survey and report, the abatement receipts and the disposal manifests. We keep those papers together and hand them over when our part is done.

Frequently asked questions

Can I remove asbestos from my own house?

When the single-family house is yours and it is your home, Minnesota law asks for no license and no permit fee. MDH still strongly recommends you hire a licensed asbestos contractor. Rentals, duplexes and apartment buildings fall outside this rule.

Is a small amount of asbestos safe to handle?

In homes, the licensing rule starts at more than 10 linear feet of friable material on pipes, more than 6 square feet on other parts of the house, or, where neither can be measured, more than 1 cubic foot. Smaller amounts fall outside MDH regulation, but MDH says that does not make them safe.

What if asbestos turns up halfway through a remodel?

Stop and leave the material alone. MDH does not treat a mid-project discovery as an emergency, so there is no shortcut around the advance notice. Sampling before the remodel avoids that pause.

What does asbestos removal cost?

The material, the amount and the time the work takes all move the price, and a fair bid includes labor, air monitoring and waste disposal. The state permit fee is in the price as well. It is $35 for a small home job and 3 percent of the cost of the asbestos work on larger ones. We quote after a site visit and the lab report.

Can asbestos go to a county drop-off site?

No. Hennepin County drop-off facilities do not accept asbestos. It has to be wet, sealed in leak-tight containers, labeled and shipped with a manifest to a landfill that takes it.
